Farmers Insurance holds a solid share of Texas homeowner policies, and Panhandle hail keeps those policies busy. The Depreciation Math, With Real Numbers

Say the scope prices your replacement at $14,000, your roof is 12 years old, and your wind/hail deductible is $3,000. Depreciation on a 12-year-old shingle roof might hold back $4,000. The first check arrives at roughly $7,000: the scope, minus depreciation, minus your deductible. The $4,000 depreciation releases after completion paperwork, if your policy pays replacement cost value. Your out-of-pocket lands at the deductible, as designed.

Two failure modes break this math. Homeowners who never file completion paperwork donate the depreciation back to the carrier. And ACV-only policies never release it at all. Your declarations page says which policy you hold. Check before you plan the project, not after.

Where Claims Gain or Lose Money: The Supplement Stage

The first scope is a draft. Panhandle supplements routinely add code-required decking replacement, drip edge, ice-and-water membrane in valleys, steep-slope labor, and debris haul-off. Each addition needs evidence: a photo, a code citation, or a measurement. This is documented correction, not negotiation theater. The difference is often thousands of dollars that the policy owed all along.

Catastrophe Teams and Inspection Timing

After a declared storm event, catastrophe adjusters work through claim queues fast. A fast inspection is good. A rushed scope is not. Protect the visit: have your contractor on the roof with the adjuster, bring chalked test squares and drone photos, and walk every slope. Ten extra minutes at the inspection saves weeks of correction afterward.

The Chapter 542 Clock

Texas Insurance Code Chapter 542 binds Farmers like every carrier in the state. Fifteen days to acknowledge the claim. Fifteen business days to decide after documentation arrives. Five business days to pay what is accepted. Declared catastrophes can extend windows by 15 days. When a claim drifts, request status in writing and cite the statute. Complaints go to the Texas Department of Insurance.

Do I need multiple contractor estimates?

No. Texas claims pay on the adjuster's scope, not on competitive bids. One trustworthy contractor who documents well serves you better than three estimates collected for a carrier that did not ask for them. The contractor checklist is how you find that one.

Can Farmers deny a claim because my roof is old?

Age alone is not storm damage, and storm damage is not age. An old roof with documented hail strikes remains a valid claim on most policies. Expect heavier depreciation, and check whether your policy applies an ACV roof schedule. The distinction decides your project budget.

What if hail hit but nothing is leaking?

Hail damage rarely leaks in month one. It shortens the roof's life and fails later, often after filing windows close. Document within days, decide with evidence, and read our first-24-hours checklist for the sequence.

What is a cosmetic-damage waiver, and do I have one?

A cosmetic-damage endorsement excludes dents and marring that do not stop the roof from shedding water. It matters most on metal roofs, vents, and flashing, where hail dents without puncturing. Some policies add the waiver in exchange for a premium discount. Check your declarations page and endorsements list. If you carry the waiver, our documentation focuses on functional damage, because that is what the policy pays for.

Do supplements delay the roof build?

Usually not. The build proceeds on the approved scope while the supplement processes in parallel. Approved additions pay after the fact. The exception is a supplement that changes the work itself, like code-required decking discovered at tear-off. Those pause the affected step, get photographed, and resume once the adjuster responds, typically within days.

Does a roofer negotiating my claim violate Texas law?

Texas restricts contractors from acting as public adjusters. A contractor can document damage, provide scopes, meet the adjuster, and file supplements for the work being performed. A contractor cannot negotiate your settlement as your representative. Companies that promise to "handle the whole claim for you" are describing a line Texas law draws. We stay on the right side of it, and the documentation does the arguing.

Reading Your Declarations Page in Three Minutes

Most claim surprises hide in plain sight on the declarations page. Find four lines before storm season. First, the wind/hail deductible: usually a percentage, so convert it to dollars. On a $280,000 dwelling limit, a 1.5% deductible is $4,200. Second, the loss settlement terms for roofs: RCV releases depreciation after completion, ACV never does, and some policies switch to ACV once a roof passes a set age. Third, endorsements: a cosmetic-damage waiver means dents that do not cause leaks may not be covered, which changes the claim conversation on metal roofs and vents. Fourth, the dwelling limit itself, because percentage deductibles scale with it.
